Builders cleaning in Madrid: what's included & how long

2026-10-03

In short: a post-construction clean in Madrid usually takes one to three days for a flat and three to six days for a chalet, and it covers fine plaster and cement dust on every surface, paint and adhesive splashes, silicone smears, window frames and tracks, and limescale in the bathrooms. As a guide, expect around €6-12/m² depending on dust and heights — indicative, not fixed. Here is what is included, what changes the timing, and how to book.

What is included in a builders clean in Madrid

A builders clean is not a normal domestic clean with extra dusting. Madrid's dry air and heating push very fine dust into every joint, and it settles in the same places as the limescale that forms on bathroom taps and screens. The work is done from the top down, removing dust rather than moving it around.

  • Dust removed from ceilings, walls, cornices, beams and high ledges, then floors and skirting boards.
  • Inside wardrobes, cupboards, drawers and kitchen units, including shelving, runners and tracks.
  • Paint splashes, adhesive, grout haze and cement film taken off tiles, glass and metal frames.
  • Silicone and putty smears removed from tiling, shower screens and sanitaryware.
  • Windows cleaned inside and out where safely reachable, plus frames, sills, hinges and tracks.
  • Bathrooms de-scaled: taps, shower screens, tiles and grout, with extra passes for fine dust.
  • Kitchens degreased, including extractor, worktops and appliance exteriors.
  • Radiators, vents, sockets, switches, door handles and banisters wiped.
  • Balconies, terraces and entrance areas swept and rinsed.
  • Floors vacuumed with fine-dust filters, then mopped — often twice — until the water runs clean.

In new-builds and refurbishments in the south of the region, such as Fuenlabrada and Getafe, the residue is mostly plaster dust and fine cement. In the chalets of the north-west, such as Pozuelo and Las Rozas, there is simply more of everything: more windows, higher ceilings, staircases and often exterior steps.

How long it takes

Two things decide the schedule: size and the volume of dust. Most Madrid jobs fall into these ranges:

  • One-bedroom flat, light refurbishment: about one day.
  • Two to three-bedroom flat after full renovation: one and a half to two days.
  • Large flat or duplex with high ceilings: two to three days.
  • Chalet in Pozuelo, Las Rozas or La Moraleja: three to six days.

Many clients split the work into two visits: a rough clean once the heavy trades (plastering, tiling, sanding) have finished, and a final detail clean after the last painting. This avoids paying twice for the same dust and gives a cleaner result on moving day.

Access also matters. Buildings with a portero and communities with set hours for works limit when a team can make noise, use the lift or occupy common areas, so the timetable is normally agreed in advance. In Salamanca, Chamberí, Pozuelo and La Moraleja many clients are expats, and the whole job can be arranged in English.

What affects the time and the price

  • Dust levels: a light refurbishment is very different from a full strip-out with plaster and cement residue.
  • Heights: high ceilings, stairwells, tall glazing and chalet facades need equipment and extra time.
  • Glass: number of panes, tracks, and any cured paint or cement on the glazing.
  • Bathrooms: Madrid water plus dry-air dust can take several passes.
  • Access: lift, parking, distance from the door and community work-hour rules.
  • Furniture: cleaning before it arrives is quicker; cleaning around it takes longer.
  • Debris: if packaging and offcuts are to be removed, this is quoted separately.

All prices are indicative until the property has been seen; the €6-12/m² range is a working guide only.

Preparing for the visit

  1. Confirm that dust-generating work has finished and that water and electricity are connected.
  2. Clear tools, leftover materials and packaging, or ask for removal to be included.
  3. Send access details: portero, keys, lift, loading area and any community hours.
  4. Agree priorities so the final pass matches your move-in date.

The team works room by room with fine-dust vacuums, microfibre cloths and surface-appropriate de-scalers, and a walk-through at the end lets you flag anything that needs another pass.

Preguntas frecuentes

How long after the builders finish should I book?

Ideally before the trades leave, so a slot is held for the days that follow. The final clean works best once sanding, plastering and painting are finished; if there is a snagging list, a short touch-up can be arranged after the last visit.

Do you clean windows, paint splashes and cement residue?

Yes — windows inside and out where safely reachable, plus frames, sills and tracks, paint splashes, adhesive and grout haze. Cured cement on glass or stone may need extra time or specialist removal, and work at height affects the price, so mention it when you request a quote.

How much does post-construction cleaning cost in Madrid?

As an indicative guide, €6-12/m² depending on dust and heights. The final figure depends on size, condition, glazing, access and whether debris removal is included.
