Office cleaning in Alcalá de Henares: how often, what to sign
2026-10-23
For most offices in Alcalá de Henares, three to five cleaning visits a week is the right starting point: daily for bathrooms, reception, the kitchen corner and shared touchpoints, with desks, meeting rooms and deeper work on a weekly or fortnightly cycle. Your contract should fix five things in writing — frequency and days, the task list per area, the working hours and access arrangements, who supplies consumables, and how extra work is priced. Getting that on one page prevents most problems later. Below is how we usually set it up with offices in the city, and what we suggest you insist on before signing.
How often should an office in Alcalá de Henares be cleaned?
Frequency follows people, not square metres. As a working rule:
- 1–4 people, one or two rooms: one or two visits a week, covering bathrooms, kitchen surfaces, bins and floors.
- 5–15 people: three visits a week, with bathrooms and kitchen done every visit and desks and meeting rooms on a rota.
- 15–40 people, or regular visitors: daily cleaning, plus a short midday check of bathrooms and the kitchen if people eat in.
- Customer-facing offices, clinics and co-working spaces: daily, with a written midday or end-of-afternoon touch-up.
Other things that push you up a level: staff showers, a full kitchen rather than a microwave, carpets instead of hard floors, and hot-desking (more surfaces touched by more people). If you are unsure, start one step below what you think you need and review after a month — it is easier to add a day than to renegotiate a contract downwards.
Why dust and hard water matter here
Alcalá de Henares is dry, and from November to March the heating runs for long stretches. That combination produces a fine, pale dust that settles on skirting boards, cable trays, printer tops, window ledges and the tops of cupboards, and it comes back within days. In bathrooms, our teams find that taps, shower screens and shower heads collect lime scale quickly, so descaling should be a scheduled weekly task rather than something done when it becomes visible. Ask for both points to appear in the task list, with the products and dilution written down — it is the difference between a clean-looking office and one that smells of vinegar every Friday.
What to put in the office cleaning contract
Whether you use our office cleaning service in Alcalá de Henares or another provider, these are the clauses worth arguing over:
- Frequency, days and time window. "Three times a week" is vague; "Monday, Wednesday and Friday, between 07:00 and 09:00" is not.
- A task list per area, with frequencies. Daily (bathrooms, kitchen, bins, floors), weekly (desk exteriors, meeting-room glass, internal glass, skirting boards), monthly and quarterly (high dusting, vents, fridge, floor machine work).
- Access and security. Who holds keys or codes, how the alarm is set and unset, and what happens if the office is unexpectedly closed. Buildings with a caretaker (portero) and communities that restrict noisy work to certain hours need this agreed in advance.
- Consumables. Say clearly who buys soap, paper, bin bags and dishwasher tablets, and how they are recharged — a fixed monthly amount or at cost with receipts.
- Equipment and storage. Whether there is a cleaners' cupboard on site, and whether the team brings its own floor machine and vacuum.
- Extras and their price. Deep cleans, floor stripping and polishing, post-works cleaning, oven and fridge interiors, external windows. If you are moving into newly built or recently refurbished premises, plan a one-off post-work clean before regular visits start: we deal with this kind of construction dust routinely, both on office fit-outs and in the new-build and renovation projects we cover in the south of Madrid (Fuenlabrada, Getafe) and in villas in the north-west (Pozuelo, Las Rozas).
- Missed visits and holidays. State that a missed visit is rescheduled rather than lost, and agree the August and Christmas arrangements in advance.
- Notice period and price review. Typically 30 days' notice and one annual review, in writing.
Access, timings and building rules
Most of the friction in office cleaning is about access, not cleaning. In the centre, loading and parking are tight, so teams often need to work before 09:00 or after 19:00, and deliveries of consumables should be booked rather than left at the door. In buildings with a caretaker, agree the sign-in routine and which lift or entrance to use. If your community has restricted hours for noisy work, put those hours in the contract so nobody is turned away at the door.
We also handle enquiries in English as well as Spanish, which helps in internationally staffed offices — the same service we provide for clients in Salamanca, Chamberí, Pozuelo and La Moraleja. Contracts, task lists and invoices can be issued in English.
Indicative pricing
As an indication only, we work on monthly plans with a fixed quote based on size and frequency, so your budget is predictable rather than a surprise per visit. The quote depends on usable square metres, number of bathrooms and kitchens, frequency, floor types and access. Prices quoted here are indicative and always confirmed in writing after a short call or a site visit.
Preguntas frecuentes
How often should a small office in Alcalá de Henares be cleaned?
For one to four people, one or two visits a week is usually enough, provided bathrooms, the kitchen area, bins and floors are covered every visit. Add a day if you have visitors, a shower or carpets.
Do we have to be in the office while the team cleans?
No. Most clients give keys or an alarm code and let the team work before opening or after closing. Access, key handling and alarm routines should be written into the contract.
What happens if we need a one-off deep clean?
It is priced separately as an extra, ideally listed in the contract with an agreed rate. Post-works or post-move cleaning is quoted after seeing the space, since construction dust takes longer than routine cleaning.
If you would like a figure for your own office, request a quote and we will come back with a fixed monthly price and a written task list; you can also book a first visit or call our Madrid team on +34 911 67 75 72, or message us on WhatsApp. Full details of what the service covers are on the office cleaning page for Alcalá de Henares.
