Builders cleaning in Guadalajara: what's included & timings
2026-10-15
In Guadalajara, a post-construction clean normally has two stages: a first pass to remove coarse debris, thick dust and adhesive residue, then a fine clean of every surface, fitting and pane of glass. As a rule of thumb, a 2–3 bedroom flat takes one to two working days with a team of two or three cleaners, while a chalet or a property with high ceilings and extensive glazing can take three to five working days. The indicative price is €6–12/m² depending on dust and heights, and we confirm the exact scope before we start.
What's included in a builder's clean
- Removal of construction dust, plaster splashes, grout haze and adhesive marks from floors, walls, skirting boards and door frames.
- Interior windows, frames, tracks and sills, plus balcony doors and glass balustrades.
- Kitchen: inside cupboards and drawers, worktops, splashbacks, sinks and taps, appliance exteriors, and appliance interiors if you request them.
- Bathrooms: limescale treatment on tiles, shower screens, taps and fittings. The dry climate and winter heating leave fine dust that settles and sticks to hard-water marks, so these areas need a proper descaler rather than a wipe-down.
- Paint spots, silicone residue and grout film on tiled floors and sanitaryware.
- Floors throughout: vacuuming first, then mopping to suit the material, whether porcelain, laminate, wood or natural stone.
- Ventilation grilles, light fittings, switches, sockets and the inside of built-in wardrobes.
- Final removal of small packaging, offcuts and protective film left behind by the trades.
Heavy rubble, hazardous waste and exterior façade or terrace work outside the property are usually quoted separately.
How long it takes
Timings are indicative and depend on size, dust levels and heights:
- Studio or 1-bedroom flat: around 4–8 hours with two cleaners.
- 2–3 bedroom flat: 1–2 working days with two or three cleaners.
- Chalet or villa with high ceilings and lots of glazing: 3–5 working days.
- Light touch after a single bathroom or kitchen refurbishment: 3–5 hours.
If you tell us the square metres, the number of windows and whether the trades have finished, we can narrow this down before you book.
What changes the time and the price
Dust volume is the biggest factor. Sanding, plastering and demolition produce far more fine powder than tiling or painting, and it travels into wardrobes, extractors and socket boxes. Heights matter too: double-height living rooms, tall stairwell windows and floor-to-ceiling glazing need ladders or a small tower and more time per pane, which is why the rate moves within the €6–12/m² indicative band. Bathrooms with heavy limescale, natural stone floors that need a gentler product, and furniture already moved in all add hours. Access is the other variable, and it is the one clients most often overlook.
Access, porteros and neighbours
Many buildings in the area have a portero and community rules about building-work hours, lift use and where waste can be left. Larger blocks in the south of Madrid, in areas such as Fuenlabrada and Getafe, often combine new-build and reforma work, while chalets to the north-west around Pozuelo and Las Rozas tend to be individual jobs with their own access arrangements. We plan around the hours your comunidad allows, protect lifts and common areas, and take our waste with us.
Our crews also work in English, which helps owners who manage a property from abroad. That is standard for us elsewhere in the region, where we clean regularly for expats in Salamanca, Chamberí, Pozuelo and La Moraleja, and the same applies in Guadalajara.
Preguntas frecuentes
Is a builder's clean the same as a normal deep clean?
No. A post-construction clean removes construction dust, plaster, paint and silicone before a standard domestic clean can achieve anything. Once it is done, normal periodic cleaning is enough to keep the property in order.
How much does it cost in Guadalajara?
As an indicative guide, €6–12/m² depending on dust and heights. The final figure depends on size, glazing, limescale and access, and we confirm it in writing before starting.
Do I need to be there on the day?
Not necessarily. Many owners hand over keys or arrange access through the portero or the site manager. We agree the scope, access method and timings in advance so the team can work without interruptions.
